YOUR SPACE NEW YORK REAL ESTATE NEWS

New York Real Estate News — November 1, 2026

Broker briefing for November 1, 2026: Sunday’s meaningful updates are concentrated in residential development: a 74-unit mixed-use filing in Inwood and three Park Slope projects at different construction stages. No major newly verified Queens/Long Island City or Nassau/Suffolk development warranted repeating today.

Manhattan: 74-unit mixed-use project filed in Inwood

What changed: Permits were filed for a 13-story building at 5073 Broadway, near the 215th Street 1-train station. The proposed 55,752-square-foot project includes 51,859 residential square feet, 3,893 commercial square feet and 74 residences averaging approximately 700 square feet, which suggests a rental program.

Why it matters: The filing would add meaningful rental inventory and new commercial space to upper Manhattan on a transit-accessible vacant site. Its average apartment size points toward smaller, more attainable units than the large luxury residences being planned in several downtown projects.

What to watch: Permit approvals, the final apartment mix, any affordable-housing component, retail positioning and the construction schedule. No completion date has been announced. Source: New York YIMBY, November 1, 2026.

Brooklyn: three Park Slope residential projects advance

What changed: Work is wrapping up on The Grand Prospect at 263 Prospect Avenue, a five-story project containing 150 rentals in one- to three-bedroom layouts. Interior and entrance work is nearing completion. Nearby, demolition is underway at 403–405 Fifth Avenue for a five-story mixed-use project with 12 apartments and ground-floor retail, targeting spring 2028. Demolition is also complete for five planned four-story townhouses at Sixth Avenue and Second Street.

Why it matters: The Grand Prospect represents near-term rental competition in Park Slope, while the smaller Fifth and Sixth Avenue projects will add future boutique inventory. Together they show development continuing across several product types, from a 150-unit amenity building to mixed-use apartments and townhouses.

What to watch: The Grand Prospect’s leasing launch, asking rents and absorption; construction progress at 403–405 Fifth Avenue; and final plans, pricing and timing for the five townhouses. Source: New York YIMBY, November 1, 2026.

Queens — Long Island City market note

No major newly verified Long Island City or broader Queens transaction, development milestone, or zoning change warranted inclusion today. The large NYCEDC air-rights offering around the Queensboro Bridge remains the main active LIC item, but it was covered on October 30 and is not repeated here.

Long Island — Nassau and Suffolk market note

No major newly verified Nassau or Suffolk County residential or commercial transaction, development approval, or regulatory change warranted inclusion today. Recent Westbury transit-oriented development news remains unchanged.
